That’s what Mickey Paduda is saying about the 8,000 square feet available at The Precinct Fondren. The Jackson investor and developer begins leasing the property today at 3304 North State Street at Patton Avenue.
“The location is right outside the heart of Fondren (just past Richard McKey’s studio and giant “Obama” head), in the overlay district, and we saw potential to extend the footprint of the business district,” he said.
Originally The Bowers Building and later owned by Fondren Renaissance Foundation, the structure had served as a medial office, a children’s home and, at one time, the Jackson Police Department’s Precinct 4.
Behind the walls of the “build-to-suit” space is four to five commercial and retail “lofts,” the smallest around 1,000 square feet. Paduda says he is flexible and could accommodate a single tenant who needed up to 7,800 square feet.
On the Patton side, Paduda made major aesthetic changes. “It was the original garage,” he explained, “and that is now closed in, what we believe could become a couple of retail or gallery spaces.” He’ll also add new awnings, a new patio, new sidewalks and new plantings to enhance the curb appeal.
Purchased nearly two years ago, Paduda originally planned to convert the building to residential space but found the cost of retrofitting prohibitive. The open, light filled spaces should contain a good mix of retail and professional he believes, to add to the neighborhood feel. “And, it’s got its own parking lot,” he noted, with a couple of dozen dedicated spaces.
Paduda is no stranger to development. A Belhaven resident for the last nearly ten years, he is rooted in community with twenty residential properties under his belt, all in Fondren and Belhaven. “This is home and wanted to invest in Jackson, to make it a better place for ourselves and our children.”
As interest starts to come in for the project, Paduda hopes he’ll look back ten years from now at the investment and the contribution it is making. “I hope we’ll say The Precinct Fondren has an identity all its own and is part of an overall vibrant and still growing community.”
